Using a Realtor when buying a new construction home

Are you looking to buy a new construction home?  Here are 5 reasons why you should use a Realtor instead of buying directly from the builder.

1) Realtors know their local area. The old adage applies, Location, location, location.  Are you moving to a new area? Or have you only lived in an area for a short time?  Realtors know their local market for schools, hospitals, restaurants, shopping, and many other areas that may interest you or that you want to be close to.  Do you have a dog and want to know the best places to walk with them?  Do you want to know how far the airport is?  Yes, the builder will know these things as well, but they may not be as objective as the Realtor who is trying to find you the best new construction home for you; not just sell you one in the builder’s specific neighborhood. Along these same lines of knowing their area, a local Realtor may even know someone already living in that new construction community.  They could possibly introduce you to them so you could get some firsthand knowledge from another homeowner.

2) Realtors know which construction details may add value and are better for resale than others.  Realtors can also help you with other details such as which lot might be best for you and why.  Do you want to be on a cul-de-sac or have trees behind you for privacy?  Also, local Realtors can be a good source of information about other communities in the area.

3) Realtors can help you during the negotiation process.  It is always good to have someone on your side of the transaction exclusively; not working for the builder.

4) Realtors know local lenders.  Many times, builders have lenders that have incentives for you to use them when purchasing a new construction home.  However, if that doesn’t work for you, Realtors know local lenders that can help.

5) Realtor have resources that you may need post construction.  It is usually not as cost effective to have the builder put in a pool or even to paint the walls a selected color other than the white they usually provide.  Realtors usually have recommendations of painters, decorators, pool installers and many other after construction vendors.

I hope these 5 points have given you a better understanding of why you should use a Realtor when buying a new construction home.
